We assess market value using a combination of methods. Primarily the direct comparison approach, where recent comparable sales in the local area are analysed and adjusted for differences such as, land size, building area, condition, improvements, location, and aspect. The result is an evidence-based, defensible market value as at a specific date.

A valuation involves three stages: (1) an on-site inspection where we measure the building, note construction, condition, fixtures, improvements, and any defects, and photograph the property inside and out; (2) detailed research into recent comparable sales, current listings, zoning, planning overlays, and market trends; and (3) preparation of a formal written report setting out the property details, methodology, comparable evidence, and our assessed market value, signed by a Certified Practising Valuer.
